The City of Wabasha Planning & Zoning Department works hand in hand with Planning Commission and Heritage Preservation Commission and also provides assistance to other City departments and commissions for planning projects and on an as needed basis. The Planning & Zoning Department is responsible for planning and zoning issues, heritage preservation projects, building & construction permitting, flood plain & shore land standards, and natural resource protection within the City of Wabasha.

Subdividing or Combining Lots

Owner can divide and existing platted lot into not more than three (3) lots into parcels smaller than 5 acres in size without going through the platting process and with NO public streets or utilities.

Subdivide land where public utilities or streets are constructed.

Divide land NOT part of an existing plat where NO public streets or utilities are constructed or after a preliminary plat is approved.

Purpose: Divide land not part of an existing plat where NO public streets or utilities are constructed.

Minor (Final) Plat Process

A minor plat cannot be more than five lots cannot involve the construction of any public roads or public utilities and complies with all local, state, and federal standards.  A final plat must be approved by the City Council and then recorded by Wabasha County.

Application Review Process

The general application procedure for a minor plat is explained in the Minor Plat Application and Review Process Document.  The City Planner and City staff can help guide you through the process.  A general summary is below.

  1. Submit Application, supporting documentation needed for your project and fee.
  2. Staff Review, please provide a minimum of 2 weeks of review for city staff.
  3. City Council Review/Decision:  The City Council will review the Final Plat and approve or deny the plat.
  4. Sign and record the plat with Wabasha County.
